33% more people told Roanoke College researchers they feel good about the 2015 housing market as compared to the end of 2014. Local real estate agents said consumers have reason to feel optimism and it's neither a buyer's nor a seller's market.

ROANOKE, Va. - A new study from Roanoke College said people in our area feel optimistic about 2015. It could mean good news for both buyers and sellers Southwest Virginia.

The study measures what everyday people think about the market based on their own personal lives. How consumers feel isn't the be all end all, but some real estate agents are feeling good as well.

Take a step inside some of the homes in our area and you may see a great place to live. Real estate agent Curtis Burchett sees all that and something else -- someone's dream.

"It's not selling homes it's selling the Roanoke Valley," Curtis Burchett said. "One of the reasons I got into real estate was because if you believe in your product, you can be very good at it."

Look around the neighborhoods in Roanoke and you'll see a lot of real estate signs. There's 2,725 homes for sale in our area alone. That includes both Roanoke City and County, Salem, Vincton, Botetourt and Craig Counties, plus a portion of Bedford and Franklin County.

Numbers are Alice Kassen's passion. She's a researcher and professor at Roanoke College. 33% more people told her they're feeling good about home sales in 2015, as compared to the end of 2014. Kassen said she measured people's "gut feelings."

"If you're a seller things seem to be good," Alice Kassen said. "It just gives us a feel for what folks are thinking which does have an impact on the market, if people feel good they tend to buy things."

For many, owning a home in any price bracket is a goal. A stable job market, good lending rates and homes to buy mean those people's gut feelings may come true.

"It's a good market, I think there are a lot of reasons why sellers and buyers would be optimistic about our real estate market," Roanoke Valley Association of Realtors President Victor Coffey said.

Neither a buyer's nor a seller's market. It's what Burchett likes to a call a sustainable one.

"Consumer confidence is very important because if they buyer doesn't feel confident that things are going well in the economy, then they're just going to stay where they are as opposed to looking for a new house," Burchett said.

Norfolk' Southern's decision to leave Roanoke has been a big talker in the local real estate market. Many of those employee's were salaried and paid good wages. Because of that, their homes may average around the same price, which could make for a surplus of homes in that price bracket.
